Many stock plans are just that, plans that were created without any person or site in particular in mind. They are designed for a generic lot and for the generic person.

The plans on this site were originally created for someone in particular. The clients, in many, if not most cases, have actually had the structure built, and they now live in it. In some cases, the homes were not built as the clients changed their minds along the way; however, the designer or architect saw the value in the design and completed the design anyway.

While each plan in our collection contains varying amounts of information (being that each designer or architect may choose to include different details), we hold ourselves to very high standards and are confident that the plans we sell will meet or exceed your expectations in regards to quality and detail.

Here’s what’s included in the Sunset Cottage plan set:

  • Foundation detail drawings (sometimes included on foundation plan page)
  • Dimensioned floor plans for each level
  • Exterior elevations (sometimes interior elevations as well)
  • Window and door schedules
  • Construction notes (number and detail vary by plan)
  • Whole house cross-section (or multiple cross-sections if applicable)
  • Wall details (typically drawn in sectional format)
  • Roof framing details
  • Lime Plaster Details

If your questions relate to the inner workings of the drawings and we don’t have an answer for you right away, we will discuss your question with the designer and get back to you promptly.

The plans come in Architectural D or 36″x24″and industry standard 1/4" = 1'-0" scale for the floor plans and schematic drawings.  Details drawings are provided at a larger scale as they focus on a specific aspect of the job and do not drive the overall size the way floor plans and elevations do.  Rest assured, our plans contain the necessary information to build the structure.

What’s important to remember is that the quality of these plans have been tested in the field before their sale here.  As such, most of the work has already been done for you. Consider that a typical architect may charge upwards of 10-15% of the construction cost of the finished house when designing a custom home. Let’s say the home you’re interested in costs $400,000 to build. The original person for whom the design was made would have paid anywhere from $40,000 – $60,000 for those plans! You can bet they made sure the details were all in place when the design was created and certainly kept a close eye on the construction of the house as the project developed. That attention to detail is still in the plan; however, you don’t have to wait six months for the architect to finish drawing them, nor do you have to pay the full price of the plan development. That’s a win in your column!

Is my credit card information secure?

How long will I have to wait before I get my plans?

The Applegate Cottage Plans and Get Started! What is your refund/exchange policy?

All sales are final. Returns are not accepted on any of our stock house plans.

Is a materials list included?

Unfortunately, we do not include materials lists with our plans as part of the standard set. If an architect or designer has a materials list available, it will be clearly noted on the plans page as a rare and important bonus feature.

Can I purchase a plan set that has a different foundation type than the one I need?

Yes. Most of the homes on the site can be easily modified to change the foundation type. A structural review will be necessary to ensure that the change does not negatively impact the construction of the house; however, such a review is relatively simple to complete and can be done by your builder or designer (if you are using one for modifications), or by working directly with the original architect/designer.

The same is true for lot types. Just because the home was originally built on a steep slope does not mean it can’t be modified to fit your flat lot, and vice-versa. There will, of course, be a cost to make such changes, but it can be done. Although some designs are limited by lot dimensions and slope, it is still worth investigating designs that catch your eye.

We believe that proper placement of the home on the land is very important. Everything from solar gain and prevailing wind direction to the amount of site excavation and tree removal plays a large part in the success of your construction project. Keep in mind that making sure that the plan you like will work on your property is something you want to do early on in the process.

Will the plans you sell work if I don’t live in the United States?

There will definitely be changes required for these plans to work outside of the United States.  The biggest issue is that the unit of measurement is feet and inches for the majority of the plans on this site (not all, but the majority). You’ll need to change the measurements so that the unit of measurement common to your country is used. Adjusting the measurements in the field is NOT recommended.

Plans may need modifications to meet compliance with local requirements and building site needs. It is the purchasers’ and his/her designer, architect, engineer, and/or builder’s responsibility to know and build with current codes and regulations in the jurisdiction governing the project.

Can the plans be modified?

Yes. In fact, we expect you to modify the plans to fit your individual needs, desires, and local building requirements as we don’t think any one set of plans is perfect for everyone. In most cases, our customers use their local resources, their builder or a local designer, to make the changes to the plans. A fee of some kind will be in place for such modifications, and that fee is set by the architect or designer.

Chris Keefe

In 1996 Chris graduated from San Francisco State University with a B.A. in Liberal Arts (focusing on drawing and music) and a minor in Philosophy of Religion. After graduation, he traveled around the states, throughout Europe and in 1997, spent six months in Asia. He trekked through Nepal and Thailand, and was enchanted by India in which he spent four months. It was a trip that helped him truly appreciate, on many levels, the world we live in. When he returned home to Berkley, California he discovered Ecological design at the San Francisco Institute of Architecture – a small school in downtown San Francisco that specializes in organic architecture, ecological and visionary design. He graduated in the fall of 2001 with a Masters in Architecture and Ecological Design. In the fall of 1999, Chris traveled to Arizona for six week internship with Phil Hawes, the architect of the Biosphere II project. In the summer of 2000, he completed another internship, this at Frank Lloyd Wright’s School of Architecture in Scottsdale, Arizona. In 2002 Chris moved to Ashland, Oregon and expanded his design company. He has since designed many straw bale and conventional homes for clients around the world. He continues to work with clients to design their dream homes today.
